Dear Homeowner,

           

            As we begin the new year, I want to remind you that under New Mexico law and Village ordinance, anyone who rents out three or more rooms (not bedrooms) or units is required to pay Lodgers’ Tax on the rental.  This means if you rent out your condominium or your house and it has three or more rooms, you must pay Lodgers’ Tax.  There are a few exceptions, such as renting it to one party for 30 consecutive days, not charging more than $2.00 per day, or for hospital or medical facilities.  We have the appropriate forms in the Village office. 

            Additionally, you should note that if you pay Lodgers’ Tax, you may also have to pay Gross Receipts Tax.  There are different exceptions under the Gross Receipts Tax Act and you may want to consult with your CPA.  In any event, for the rentals in the ski valley, the tax code for your State of NM CRS-1 for the Village of Taos Ski Valley is 20-414.
